The SDSU Research Foundation’s Facilities Planning & Management Department participates in the university’s mission of research excellence by housing funded research in research foundation-owned and leased properties when space is not available on campus. The model of asset management performance balances research, university and commercial space occupancies to maximize research opportunities, university needs, and utilizes commercial rents to increase revenue for the SDSU Research Foundation.
Reporting to the Director of Facilities Planning and Management, the Project Manager has broad day-to-day responsibilities for all design and tenant improvement construction of SDSU Research Foundation owned property, and leased project space.
The Project Manager of Facilities Planning and Management (facilities) is responsible for, but not limited to:
Project Management 40%
Develop Requests for Qualifications and Proposals; facilitate consultant and contractor selection and bidding process (architects, engineers, space planners, contractors, etc.) and oversee work performance for adherence to plans, specifications and foundation standards. Coordinate and lead meetings with all stakeholders to determine scope and design (design development), as well as throughout project to maintain a cohesive team environment. Perform bid analysis and develop and track working construction budgets; integrate value engineering where appropriate. Develop project Gantt chart schedules for adherence to critical path and tracking of ancillary timelines; provide regular updates to project team. Coordinate inspections by building officials as well as internal maintenance staff to ensure proper installation and performance standards are met. Coordinate mobilization and installation of furniture, fixtures and equipment (FFE) phases as well as with internal staff for support components such as telephone, data, security and janitorial needs of the project. Maintain all project document files, budgets and schedules and ensure that project/program deadlines are met. Oversee projects through closeout, warranty and post-construction supervision.
Space Planning, Plan Production and Design 35%
Lead in management of design process including hiring of consultants, preparation of schematic designs, and in-house production of construction documents. Lead in interior planning and design, including system and freestanding furniture layouts, equipment layouts, and tenant space planning/programming with all stakeholders for best use of space. Perform field verifications for existing conditions and develop as-built drawings as well as draft site, plan, elevation, section and details for foundation property assets. Prepare cost estimates and schedules for proposed construction projects to forecast future facilities budgets.
Building Code Interpretation and Inspections 10%
Review and inspect all research foundation properties relative to ADA barriers to ensure compliance; develop and maintain ADA Transition Plans for barrier removal progress tracking and budget projections; manage production of CASp reports via licensed consultants. Research and calculate space occupancy codes from CBC and CFC. Oversee processing of all entitlements and building permits, and general adherence to all applicable building codes.
Plan and Specifications Management 5%
Oversee plan and specification library and records, including files and samples related to property and capital assets; maintain, update and develop materials specifications for all construction projects, adhering to foundation and/or university standards.
CAD Database and Facilities Systems 5%
Responsible for CAD database and graphics production and plan updates for all foundation owned space, and assist with special projects related to facilities including, but not limited to: mapping of physical data of property for real estate dispositions; initiate advise and assist staff and various department managers in the development of various reports related to foundation asset and project accounting requirements; coordinate and integrate data from various software programs (AutoCAD, Excel, Access, PowerPoint, Word, Project, etc.)
Other Duties and Responsibilities as Assigned 5%
• Bachelor’s degree from an accredited college or equivalent experience in drafting, architecture, engineering, interior design, or related field.
• Minimum of 3 years of experience in all areas of space planning and tenant improvement project management.
• Previous related work experience in a university, non-profit, or space planning firm setting.
